House Extensions Bristol

A well-designed house extension does more than add floor space. It changes how your home feels, how light moves through it, and how well it works for how you actually live. Our Bristol house extension service begins with architectural design and ends with a finished space that feels like it was always part of your home.

We design and build:

  • Rear extensions - single-storey and double-storey
  • Side-return extensions - making the most of the space beside your kitchen
  • Wraparound extensions - combining rear and side for maximum ground-floor transformation
  • Kitchen and open-plan living extensions - creating seamless indoor-outdoor spaces
  • Over-structure extensions - building above an existing flat-roof addition

Our approach focuses on flow, proportion and natural light. We use glazing, roof lanterns, bi-fold and sliding doors to draw daylight deep into the plan. Every house extension in Bristol we design is considered in relation to the existing property - not imposed onto it.

Why Bristol Homeowners Choose Millard's Studio

We are a Bristol-based design and build company — not a national chain with a local office, and not a loose network of subcontractors working under a management company. Our architectural design team, project managers and construction team are all employed by us, all based in Bristol, and all accountable to you directly.

One Team, One Roof

Design and construction managed by the same people — no handoff, no gap, no miscommunication.

Aftercare & Snagging Included

We do not consider a project finished until the snagging walkthrough is signed off and you are happy.

How Our Bristol Design & Build Process Works

Every project follows the same clearly defined stages — so you always know what has been agreed, what happens next, and who is responsible for it.

01
Initial Consultation & Site Visit

We visit your property, listen to what you want to achieve, and offer honest guidance on feasibility, likely cost range and timescale. There is no charge for the initial consultation, and no obligation to proceed. If we are not the right fit for your project, we will tell you directly.

02
Concept Design & Feasibility

Our design team produces initial concept drawings exploring two or three layout options for your project. We review these with you, agree on a direction and then move into detailed design. This stage includes a planning and permitted development assessment.

03
Planning & Technical Drawings

Where planning permission is required, we prepare the full application and submit it to Bristol City Council or the relevant local authority on your behalf. Simultaneously, we develop the detailed technical drawings required for building regulations and for pricing the construction work.

04
Fixed Quotation

Before any work begins, you receive a fully itemised, fixed-price quotation. Every element of the project is specified and priced — materials, trades, preliminary costs and project management. Nothing is left as a provisional sum unless it is genuinely impossible to fix at this stage, and any provisionals are clearly flagged.

05
Construction & Project Management

Our construction team carries out all works. Your dedicated project manager is on site regularly, coordinates all trades, manages the programme and provides weekly progress updates. Any issues that arise during construction are identified and resolved by us — not escalated to you.

06
Handover & Aftercare

We complete a full snagging inspection with you before the final handover. All defects identified are rectified before we consider the project complete. Following handover, our aftercare team is available for any warranty issues that arise in the weeks after you move back in.

What Our Customers Say

FAQs

House extension costs in Bristol vary considerably depending on size, specification and the complexity of the design. A single-storey rear extension typically starts from £40,000 to £60,000, with larger double-storey or wraparound extensions ranging from £80,000 to £200,000 or more. Millard S Studio provides a fully itemised, fixed-price quote after an initial site visit — so you know the full cost before any work starts.

A standard Velux loft conversion in Bristol typically takes 6 to 10 weeks from start to handover. A dormer or hip-to-gable conversion, which involves more structural work, usually takes 10 to 14 weeks. We provide a detailed construction programme at the quotation stage so you know exactly when each phase is planned before committing to the project.

Many house extensions in Bristol fall within Permitted Development rights and do not require a full planning application. Whether permitted development applies to your property depends on your property type, its location, whether it is in a conservation area, and the proposed size and position of the extension. Our design team assesses this at the initial consultation and handles any planning applications on your behalf if they are required.

When you use a separate designer and builder, you are responsible for the coordination between them. If there is a discrepancy between the drawings and what the builder prices or builds, you are the person in the middle resolving it. With a design and build company like Millard S Studio, the same team designs and builds your project — so there is no handoff, no gap in responsibility, and full accountability from first sketch to final handover.

Yes. Our in-house design team prepares and submits planning applications to Bristol City Council and other local authorities across the region. We manage the entire process — site analysis, application drawings, planning statements and correspondence with the planning officer — so you do not have to. We also advise on the most realistic planning strategy for your property before any drawings are produced.
